Every Havenrow home comes with a file: plans, surveys, history and the numbers behind the price. This is what is in it.

The file, explained

Every Havenrow home circulates with a file, and the file is the product: the house on paper, with nothing withheld. It typically runs ten to sixteen pages and takes us two to three weeks to assemble before a plate enters circulation.

What is inside

Measured floor plans. A structural survey commissioned by us, not inherited from a previous sale. The bidding history where one exists, including withdrawn offers and why. Running costs from the actual meters. And our own street notes — the paragraph an owner would never write and a buyer always wants.

Why we hand it over first

Because a viewing without information is theatre. Buyers who have read the file walk through a house asking better questions, and sellers spend their weekends on serious candidates only. Everyone moves faster when nobody is guessing.
