How the number is built

We start from the closed sales the portals never saw, because we handled them. We adjust for the things that spreadsheets miss: the evening light, the neighbour’s roofline, the plot next door and what it may become. Then we stress-test the number with three buyers who know the street, before the seller ever commits to it.

The result is a price that holds. In fourteen years, our average discount from asking is under two percent — not because we aim low, but because we only publish numbers we can defend line by line.
